The hard surface of tiles and the groves of porous grout can collect a coating of grime that is very hard to remove — especially without the right tools. But even with the best equipment and cleaning solutions, it takes experience to get the best possible results.

Our Tile & Grout Cleaning Process

Step 1 - Pre-Inspection

While walking through your space with you, our technician will let you know what to expect. They will let you know what stains or marks may need special attention.

Step 2 - Commercial Dry Vacuum

Any buildup of dust and dirt particles that may have accumulated in the grout is sucked out with a powerful vacuum. This makes it easier for our brushes to clean the grout

Step 3 - Pre-spray Solution

A specially formulated solution is applied evenly over all your tile and grout. We carefully avoid overspray around furniture and appliances. Our solution safely but effectively breaks down oils, grime, and organic compounds. After this treatment, they will be removed even more effectively by our truck-mounted steam cleaning machine.

Step 4 - Pre-Spot

Once the pre-spray solution has started to work, our experienced technician will recognize problem areas that might require more attention. They will then apply an appropriate solution to treat those tough and stubborn areas.

Step 5 - Solution Dwell Time

By letting the solution go to work for 20–30 minutes, our technicians give it time to be effective. This solution breaks down the buildup and prepares for steam cleaning. The time is worth it because it makes the difference between a good job and a great job.

Step 6 - Grout Agitation Scrub

Because grout is very porous, it gets dirty and likes to hang on tight to grime. The only way to be sure of a perfect clean is to use the right tools. By physically scrubbing the grout, it is broken up and released. That way our technicians are able to remove grime that could not be lifted any other way.

Step 7 - Hot Steam Cleaning

Our tile spinner is designed to push maximum steam with minimum mess. The combination of heat and pressure breaks the bond that grime has with the tiled surface and does a much better job than conventional methods. The technician will use their specially designed spinner tool to steam clean the tile and grout.

Step 8 - Tile Rinse

The freshly cleaned tiles are rinsed down. This removes the cleaning agent that we had applied, safely and effectively.

Step 9 - Hot Steam Extraction

Our truck-mounted equipment provides powerful extraction. This sucks up all of the moisture from the work that has been done. By removing the rinse water and all excess moisture while applying hot steam, the tiles dry much faster.

Step 10 - Post-Spot

Our technicians are never happy until they are sure everything has been done to give you the best result possible. So once the tile and grout are cleaned, they’ll be able to see if anything tried to resist. Any stained areas found at this stage are given their full attention and removed as much as possible.

Step 11 - Speed Dry

It is not enough for us to do a good job. We have to do a great job that lasts. By placing an industrial fan designed to blast air downwards, we’re able to rapidly dry the tiles and grout after cleaning. Getting the grout dry is critical when applying sealant. By drying thoroughly, we know that the sealant will adhere properly and last as it is designed to.

Step 12 - Apply Sealant

The sealant locks in the clean and is a barrier that makes it hard for new dirt or buildup to get attached to. Once our technician is satisfied that the job has been perfectly prepared, they skillfully apply the sealant. Their experience with this product ensures that it goes on evenly using the right amount. Step 13 - Post-Inspection
